The Right Process for the Right Surface
Why the correct cleaning method matters.
No two floors are the same. A porcelain kitchen floor, a marble bathroom, wool carpet in the living room, luxury vinyl in a rental — different materials, different finishes, different chemistry. The routine that's harmless on one surface can permanently etch or damage another. That's why we identify the material and its condition before we ever pick up a tool, and why we don't run every floor through the same process.
Deep Cleaning
When the surface is sound and the problem is soil, buildup, or residue — the right chemistry and extraction bring it back without harming the finish.
Clear Sealing
When grout or stone is clean and the color is already even, a penetrating sealer protects it without changing how it looks.
Color Sealing
When grout is permanently stained or patchy, a uniform color sealer refreshes the whole floor in the shade you choose — without regrouting.
Grout Repair
When grout is cracked, crumbling, or missing, repair comes first. Sealing over damage only locks the problem in.
Restoration
When stone or tile is etched, dulled, or worn, restoration can often revive the surface before replacement enters the conversation.
